This beautiful self-contained self-catering apartment is on the 13th floor of Britton House, the phase within the Green Quarter with the most stylish bathroom and kitchens, with wonderful unobstructed views especially on higher floors!

I am an architectural designer www.currentarchitecture.co.uk and put together all the finishing touches to the full furnishing of this apartment myself, including everything you'll need to move in straight away anfeel at home. I'm sure you'll love what I've done, but we can always work together if you don't like something!

BRITTON HOUSE:

1309 is a great apartment for dining, media, entertaining and relaxation in a well kept secure block close to BP 24 hour petrol station. Plenty of unrestricted street parking with a good view of your car. Responsible smoking is allowed outside on the balcony. The private gardens with water features are very pleasant to sit in or walk through to the City Center, via Greenquarter Co-op, MEN Arena, major transport links Shudehill and Victoria, Arndale shopping, Fort Shopping, great music at Band on the Wall, theme, ale and nightlife pubs such as Printworks, Sinclair's, Deansgate, Northern Quarter, through to Canal Street, Museums and libraries on the way to Manchester University walking, if not via quick direct train from Victoria to Oxford Road.

WORKING FROM HOME AND RELAXING:

Great widespread unencumbered view from balcony of church, hills, trees, night time lightscapes and beautiful sunrises with art work to complement. Ample stylish bedroom storage: Black and white drawers, wood effect single, double and corner wardrobe with plenty of hanging space and cubby holes. Art, rugs and soft furnishings to complement. Atmospheric lighting. Towel and bed linen, blankets, duvets, cutlery, croquery, staple foods, cleaning equipment, dish washer, washer, dryer, iron, hair dryer, some stationary provided.

SHARING THE SPACE:

Depending on your needs, there is a spare fold out single bed on wheels for either the bedroom or lounge. Also a space by the lounge window for an extra blow up double bed with electric pump. Due to the unusual C-shaped lounge, there is an area to tuck away the dining table and chairs, however the reconfigurable Kool Green sofa is also really great to sleep on for 1 or two people, with plenty of bedding provided. 

BILLS:

Included on short term/corporate lets: TV package, Broadband, National/ landline telephone, electric/ water/ council tax bills, service charge, ground rent & insurance.

Not-included: Premium calls, international calls, daytime calls or extra TV channels (available on request).

NEARBY (in order):

Local off license, 24 hour petrol station with cash point that charges, free cash point directly across the road from there, MEN Arena, Greenquarter gardens, Co-op shop, New Co-op HQ, Victoria Station, Shudehill Interchange, Printworks, Arndale Shopping Center, Sinclair's Oyster Bar, Deansgate, Northern Quarter, Theatres, Piccailly Gardens.

SERVICE PROVIDED:

This is my only property so I will be working directly with you to make sure both of our experiences are as enjoyable as possible. I will provide you with an invoice, video inventory statement, rental agreement as receipt, with keys in return for ID, payment and deposit. Please use freely within reason without charge any expendable items such as food, toiletries and cleaning products . Other equipment such as washing machine, dish washer, microwave, oven, fridge, electrics, cutlery, crockery, linen, cleaning equipment and other miscellaneous items are there for your use. Please return them to roughly their initial state.

In return please expect tenant checks and the need for payment of the deposit and full term before I can release your keys. I am asking for a £1000 deposit, however, I am more than happy to give you bank statements showing exchanges with past tenants/ my Passport ID/ official Land Registry Title for the property or anything else for your peace of mind.

DEPOSIT DEDUCTABLE ITEMS:

Excessive damage, loss or cleaning above general upkeep and replacement of consumables to restore the property to its initial condition. Phone calls to mobile numbers and premium numbers outside of the standard phone package and daytime calls. £5 daytime booster can be requested.

I don't usually keep any deposit. I would set up your payee details with my bank at the same time as receiving payment from you so that your deposit refund transfer will be instant.
